Refounding College

🚨 The AI Storm is hitting Higher Education hard.

Generative AI can now deliver personalized, adaptive learning—complete with real-world simulations, instant feedback, and customized pathways—at a scale and speed traditional universities were never built for. Many colleges are already fragile: administrative bloat, low-ROI programs, $100B+ in deferred maintenance, shrinking enrollment, and massive student debt have created a perfect storm.

Yet American higher ed also holds enormous untapped treasure.

College-graduate households (just 41% of U.S. households) control roughly 75% of total household wealth—about $135 trillion. Add $3T+ in institutional assets and prime land, and the opportunity is clear.

In my new paper, "Renewing the American College by Tapping into Alumni and Community Treasure" (March 2026), I argue that the path forward requires two engines working in sync:

  • Inside-Out: Radically fix the core—achieve real solvency, slash bloat, rethink tenure and the academic calendar, and prune what no longer serves the market.

  • Outside-In: Partner aggressively with alumni, employers, developers, and communities to build workforce housing, innovation districts, lifelong learning, and new ventures—turning college towns into thriving Knowledge Towns.

When these two engines connect, they create a powerful flywheel of renewal and growth.

The winners won’t be the institutions that cling to the past. They will be the ones that move fast, fix their core, and harness alumni capital and community energy.
